Incredible opportunity in the heart of recreation country and the rural outpost community of Cougar, WA. This un-zoned 2 AC tract fronts on one of the main arterials to Mt. St. Helens and the South side of the Gifford Pinchot National Forest. This property is build-ready and has received Planning Clearance to build 19 cabins, a 3000+/-SF bistro, staff house and parking area. The property currently has the infrastructure in place to support building 12 cabins and the bistro out or utilize whats there to bring your own vision to fruition with a new 2700 gallon septic tank installed, driveway in, power on site (seller has paid for a 400 AMP service, there is currently a 200 amp meter base at the property), 3 water connections on site with 4th connection reserved. High speed fiber internet also available (through Port of Woodland). Would also make a tremendous cottage home development blending 1 & 2 bedroom cabins (for a total of 18 bedrooms). When viewing property, please park at turnout by arrow signs. Really neat opportunity to build out a quality eco-cabin-hotel experience or whatever your vision is- sky is the limit here!
